Ireland’s Largest Private Landlord Proposes €200 ‘Common Area’ Fee
Ires Reit, Ireland’s largest private landlord, is proposing a new €200 monthly “common area” fee for new tenants at The School Yard apartments in Dublin.
This fee would be in addition to the existing rent and is intended to cover the costs of shared spaces.
Tenants and political figures have criticized the move, suggesting it may be an attempt to circumvent rent pressure zone regulations, which cap annual rent increases at 2%.
The Residential Tenancies Board (RTB) has not yet issued a ruling on the legality of this charge.
Landlords should monitor this situation closely, as it may set a precedent for additional charges beyond standard rent.
